Buying your property in Spain is a very exciting time but also a time when you need as much help and information regarding the procedures to make the transaction as smooth and enjoyable as possible.

We are happy to help you as much or as little as you like throughout the process. We can help you to obtain a mortgage (see our Mortgage Info section), put you in touch with a team of recommended lawyers who speak your language and help with any After Sales Services or needs you might have.

It is always a good idea, if you are intending to buy a property in Spain to open a bank account, so you are up and ready to go as quickly as necessary.

The general sequence of events works like this….

When you have found the property you wish to purchase the price is negotiated and agreed between yourself and the seller. This is generally done with your estate agent acting as an intermediary.

The purchaser then pays a small holding deposit, ucontractssually 3,000€ to 6,000€. This is normally held initially by the estate agent, as a neutral, whilst both parties contact and inform their respective solicitors of the details. This payment takes the property off the market and fixes the price. It is then illegal for the vendor to change the price or take any other offers on the property. The holding deposit is deductable from the 10% on exchange of contracts.

There is then a period (normally between 15 and  30 days) whilst your solicitor checks out all the paper work, legalities, searches, etc. and draws up the private contract between the you and seller, where the completion dates is specified.

When all the details are agreed by both solicitors, the exchange of contracts takes place and the 10% of the purchase price is paid. This 10% is normally non refundable.

Completion takes place before a Public Notary, on the date previously agreed by the buyer and seller and specified in the contract. At this point the balance due is paid and you receive the paper work for your new home along with the keys!

We work with you, the seller and the solicitors every step of the way. Giving you updates, information and chasing all the relevant paper work that is necessary. We also attend with you at the Notary when you sign the Title Deeds.

And, of course, it doesn’t end there! We have a whole list of After Sales Services we are able to offer you, as it is our policy that our clients never stop being clients just because the purchase is finalized.  There are many things which still need to be done – moving, electricity contracts, telephones, furnishing, insurance, security etc. We are always on hand to help, whatever your needs!
